My Home Valuation Report uses recent Toronto sold data, comparable properties and local market conditions to provide a practical market-value starting point.

Location

In Toronto, two streets can tell completely different stories. Proximity to transit, school catchment areas, green space, and neighbourhood trajectory all factor into what buyers are willing to pay — and how fast they move when a home hits the market.

Property type

Detached, semi-detached, townhouse, condo — each category carries its own price ceiling and its own buyer pool. Understanding where your property sits within its type is the first step to pricing it right.

Size and layout

Square footage matters, but so does how it's used. An awkward layout can drag a price down just as much as fewer rooms. Buyers are paying for livable space, not just listed square footage.

Age and condition

Older homes aren't necessarily worth less — but deferred maintenance is. Buyers price in the work they'll need to do. A well-maintained older home often outperforms a newer one that's been neglected.

Renovations and upgrades
